I look at the whole picture: the property, the owner’s situation, the numbers, and the people who will live there.
My work spans property investing, restoration projects, and the buying and selling of mortgage notes. Sometimes the opportunity is a home with untapped potential. Sometimes it is a financing arrangement that gives people a workable path forward. Coherence is the foundation of that approach.

Identify the work, the budget, and the intended use. Put responsibilities and approvals in writing.
Coordinate with management and qualified professionals. Communicate clearly as the project moves forward.
Another side of real estate
A mortgage note is the borrower’s promise to repay a loan. The mortgage or deed of trust secures that promise with the property.
When I buy an existing note, I acquire the lender’s interest in that loan and its future payments. A seller can exchange payments due over time for an agreed amount today. I can hold a note for income or sell it to another buyer after reviewing the loan and the property behind it.

Price depends on the payment stream and the risks. The transfer is documented, with appropriate notices and servicing arrangements.
A note can be retained for its payments or transferred to another buyer. Selling a loan does not by itself change the borrower’s agreed terms.
